Rental Criteria

APPLICATIONS:  All Applicants must meet the criteria for acceptance set forth in this Resident Selection Criteria.  All persons aged eighteen (18) years of age and older must submit a Rental Application and qualify individually as a Resident. No person over age 18 may reside in the property without being approved as a Resident and listed as a Resident on the Lease.  All Applicants are required to provide either a social security number or individual taxpayer identification number issued by the U.S. Internal Revenue Service. Please note that application fees are non-refundable.   

VERIFIABLE INCOME:  The following guidelines are used in determining sufficient income requirements for Applicants.  All income must be verified through the Applicant's employer, you must provide two recent pay stubs along with a most recent W2. Rental amount cannot exceed 40% of the applicant's gross monthly income. Application must provide one (1) year of employment history, if applicant has been with most recent employer less than one (1) year than previous employment will be verified.

HEALTHY & ESTABLISHED CREDIT:  A credit check through a local credit agency is performed on all Applicants and a credit score of 580 or above is required (A higher credit score may be required if specified in the listing). Judgments or collections that appear on the report may be cause for rejection of Applicant.  Any Applicant with a bankruptcy must show a discharge more than one year ago and have established new credit with a positive rating. Any Collections must be paid off with proof of being discharged in order to be considered for approval.

RENTAL HISTORY:  Rental history verifications will be sent to previous landlords concerning payment history, length of rental agreement, amount of rent, damages, cleanliness concerning health/safety concerns, unsatisfied collection/judgement, and violation history.  Any adverse information relating to these areas is grounds for rejection of Applicant. If applicants do not have rental history or history less than a year, a higher deposit or co-signer may be required.        

CATEGORIES OF DISAPPROVAL:  The following additional actions by any occupant of a household shall be grounds for disapproval of Applicant:

 Rental Selection Criteria:  Applicant’s failure to meet any of the criteria set forth herein will be cause for disapproval.  Evidence of a history of poor or delinquent credit, absence of credit, absence of verifiable income that meets our income requirements may be grounds for disapproval.  

Violent or Disruptive Behavior/Criminal Convictions: A history of violent or disruptive behavior or such a type that would endanger fellow Tenants, staff, visitors, result in damage to property, or disrupt the quiet enjoyment of property by residents.  A criminal check through a local agency may be performed on all Applicants with approved credit. Any felony conviction; any crime involving the use of a firearm, other weapons or explosives; any arson; any robbery or theft; any terrorism-related conviction; any drug-related conviction; any prostitution-related conviction; any sex-related conviction, and/or any Applicant who is subject to any sex offender registration requirement; any kidnapping or abduction; any cruelty to animals-related conviction; any misdemeanor conviction involving a crime against persons or property; and the active status on probation or parole resulting from any of the above convictions.  

Misrepresentation:  Supplying false, misleading, or inaccurate information or omitting information. 

PROPERTIES:  Upon application by Applicant, approval of Application, paid security deposit, and a signed lease the unit will be removed from our availability and held for the approved tenant. Units are not removed from the list and are still made available to other applicants until all conditions have been met. Connect Property Management has the right to move forward with the most qualified applicant. Please read the property descriptions carefully as all properties have different stipulations regarding amount of occupants allowed and if the property is pet friendly. Properties that allow pets will have fees associated with them including but not limited to a $250.00 non-refundable pet deposit and an additional $25 a month per pet. 

Procedure for Application Acceptance: Connect Property Management reserves the right to accept the most qualified applicant. All applications received will be processed to provide equal opportunity. Once an application is approved prospects have 24 hours to sign a lease and pay the security deposit, the unit will not be delisted until these steps are completed. 

Management complies with all federal, state and local laws including fair housing laws which prohibit discrimination based on race, color, religion, national origin, familial status, sex (including gender identity and sexual orientation), elderliness, disability, source of income, military or any other protected status.
